About Salt Spring Island
Salt Spring Island is the largest, most populated, and most well-known of the Southern Gulf Islands. Located in the Salish Sea between Vancouver Island and the BC mainland, it covers approximately 187 square kilometres and is home to around 10,000 permanent residents. The island's population swells significantly during summer months with seasonal visitors and second-home owners.
The main village is Ganges (officially Ganges Harbour), a charming waterfront town with galleries, bookshops, bakeries, and the famous Salt Spring Saturday Market running from May through October. The island is also home to numerous farms, vineyards, artisan studios, and the Salt Spring Island Cheese company.
Salt Spring has a well-deserved reputation as an arts destination. The island is dotted with hundreds of artist studios, and the annual Salt Spring Island Studio Tour is one of the longest-running in Canada. The community is notably diverse, with long-established farming families alongside recent arrivals from urban centres across Canada and the United States.
Life on Salt Spring
Life on Salt Spring is a blend of rural tranquillity and creative energy. The pace is slower than Victoria, but there is always something happening, a gallery opening, a farm tour, a live music night at a local pub. The food scene punches well above the island's size, with farm-to-table restaurants, bakeries, and artisan food producers.
Outdoor activities are abundant. Hiking trails wind through old-growth forests. Lakes offer swimming and kayaking. The coastline is dotted with quiet coves and beaches. Ruckle Provincial Park and Mount Maxwell Provincial Park are popular destinations.
The island has good infrastructure for a Gulf Island, including a hospital, pharmacy, grocery stores, hardware stores, and several schools. Many residents commute to Victoria a few days a week, while others work remotely or are self-employed in the arts, agriculture, or trades.
How to Get to Salt Spring Island
Salt Spring is served by two BC Ferries terminals:
- Fulford Harbour (from Swartz Bay near Victoria) has a 35-minute crossing. This is the main route from Vancouver Island.
- Long Harbour (from Tsawwassen near Vancouver) has a sailing of about 3 hours. Direct route from the mainland.
- Vesuvius Bay (from Crofton near Duncan) offers a 20-minute inter-island connection from Vancouver Island.
Float planes also serve the island, landing at Ganges Harbour, and there are private boat moorage options throughout the coastline. Vehicle reservations on BC Ferries are strongly recommended during summer and long weekends.
Salt Spring Real Estate
Salt Spring has the most diverse and active real estate market of the Gulf Islands. Property types range from waterfront cottages and character homes to large acreages with ocean views, organic farms, and hobby-farm properties. There are also condos and townhomes in and around Ganges.
The market tends to be seasonal, with most listings appearing in spring and summer. Waterfront and view properties command premiums, while inland properties on smaller lots offer more affordable entry points. Inventory is typically limited.
